RIVIERA MAYA REAL ESTATE SEEKERS

Wednesday, September 28th, 2011

Riviera Maya offers many real estate options, but a few are those who really are at the forefront of today’s needs, comfort, sustainability and fair price.
Since I met this development, I was amazed with the spaces, architecture and the common areas it offers. Its proximity to all amenities and attractions that Playa del Carmen has, make it one of the best projects of its kind.
Living surrounded by the forest fresh air living, that is why this project was integrated with its natural surroundings, preserving the majority of native species.
This project provides a natural lifestyle and a living experience close to the modern world but also away from the hustle … arqueoligical areas, natural parks, cenotes, beaches, golf courses .. all this and more

A project that is based on two key concepts: sustainability and privacy.
Sustainability to care for and respect the environment by taking advantage of resources  wisely. Coexistence to respect and enjoy a shared environment.
The housing complex includes a high percentage of local materials-wood, stone, sand-thereby reinstating to  the environment sustainably. Distributed among functional areas and protected areas this project offers an alternative lifestyle resort very close to the amenities of Playa del Carmen like shops, restaurants, hotels, beach and 5th Av.

It has a common area surrounded by trees, vegetation, pools, trails and recreational areas for the whole family.

Condos of 2 and 3 bedrooms equipped with kitchen, luxury finishes, minisplits a/c, clostets and accessories all build and integrated with atention to details.

No doubt this project is one of the most spectacular in the Maya Rviera.

The project will be divided into 2 phases of construction: S-MLS-204 del Viento (Phase 1) S-MLS-204 del Mar (Phase 2) A total of 239 apartments, divided in the following form: S-MLS-204 del Viento. 149 Apartments, 40 towers, 80 Condominiums 2 bedrooms, 29 Penthouse 2 bedrooms, 30 Condominiums 3 bedrooms, 10 Penthouse 3 bedrooms. RIVIERA MAYA MUST DO’S – IF YOU DARE

Wednesday, September 28th, 2011

Xaman Ha Aviary is a wonderful natural habitat for some 60 species of tropical birds who populate the jungles of the Yucatan peninsula.

Here you can see roughly 200 individual birds living in harmony with one another, all within an open-air sanctuary that has paths and trails leading to the birds’ preferred nesting areas. These birds live, eat, fly and reproduce within Xamana Ha’s little Mexican jungle, and they intermingle with many of the non-winged species of Quintana Roo; like iguanas, butterflies, squirrels, and the turtles and fish found in the cenotes of the Riviera Maya and Yucatan.

Kids love this place! Xaman Ha is one of the only places where children are certain to see some of the most spectacularly colored birds of the jungle and hopefully develop a sense of repect for them and their natural habitat.

And Xaman Ha is a great find for adults too, and a unique opportunity to practice your photography skills. Both still and video cameras are allowed in Xaman Ha Aviary, and for those bird lovers who like to use a tripod to steady their camera, these are also allowed at no additional fee (unlike many of the Maya ruin sites of the peninsula).

Stone paths meander through the greenery.

below left- Great Egret (Casmerodius albus) are fish eating migratory birds that populate the saltwater estuaries of the peninsula. This bird is large, white and has a yellow bill and dark legs. Range: Coasts of Southern US, West Indies, Central American to north and west South American. Mexico: Entire length of Pacific Cost including the Gulf of California breeding locally on offshore islands. Also found on the entire length of the east coast Gulf of Mexico.

Now in its 9th season, this event will take place from the 24th to 26th of November 2011. The musical celebration, which over the years has succeeded in capturing the hearts of music lovers far and wide, arrives renewed with incredible artists, ready to take Playa del Carmen by storm.

Great legends and Grammy winners have graced the stage of Playa Mamitas during the annual festival, including George Duke, Four Play, Sergio Mendes, Herbie Hancock, Ivan Lins, David Sanborn, Earl Klugh, Armando Manzanero and Sacbe among many others, delighting the Riviera Maya public and making a name for the Riviera Maya Jazz Festival.

The Jazz Festival has become the great musical event of the destination, and overall it has become a great attraction in the Riviera Maya. This is part of the commitment to offering an unforgettable experience for our visitors, providing the opportunity to enjoy 3 days of not only the best activities, but also excellent music to delight the ears of everyone around.

NOVEMBER 24TH

NATALIA LAFOURCADE

JEFF LORBER

RANDY BRECKER

The festival begins on Thursday the 24th of November with Natalia Lafourcade, a bold, talented and irreverent artist who has managed to defend her musical insolence in order to compose melodies that are at once honest and inventive. Winner of MTV awards and nominated for the Latin Grammies, Big Band Jazz of Mexico’s invitation to her to play a concert with them lead her to form her own jazz band, with whom she performed a season of shows in Mexico City. The freshness and energy of Natalia Lafourcade promises to be a great start to the festival.

The evening will continue with keyboardist and composer from Philadelphia, Jeff Lorber, an excellent example of jazz fusion- a mixture of traditional jazz with rhythms and elements of rock, R&B, funk and electronic sounds.

The first night concludes with R&B, rock and jazz great Randy Brecker. A trumpet player from Philadelphia, he is known for accompanying big artists such as James Taylor, Bruce Springsteen, Frank Sinatra, Steely Dan and Frank Zappa.

NOVEMBER 25TH

HNOS TOUSSAINT & ENRIQUE PAT

The second day starts with a veil of nostalgia and memories that will invade the now traditional setting of Playa Mamitas; Enrique and Fernando Toussaint, along with Enrique Pat, will pay homage to the work of one of the best musicians and composers of jazz and music in Mexico: Eugenio Toussaint.

The night continues with a performance by Jon Anderson, vocalist for the legendary progressive rock band Yes. In the summer of 1968, Anderson joined a group called Mabel Greer’s Toyshop, also made up of bassist Chris Squire and guitarist Peter Banks.

Stanley Clarke, music legend and Grammy winner for the Best Contemporary Jazz Album in 2011, will close the second night, which promises to be a very special evening. Artist, performer, composer, director, producer and composer of music for film; he is one of the most celebrated bass players in the world, with a career that spans over 36 years.

NOVEMBER 26TH

ALEX OTAOLA

RICHARD BONA

YELLOWJACKETS

Saturday November 26th, the last night of the 9th edition of the Riviera Maya Jazz Festival, begins with Alex Otaola, a well-known musician who has been part of Mexican groups such as Santa Sabina, la Barranca and San Pascualito Rey.

Otaola, during his 15-year professional career, has performed in the principal venues and festivals in the country, as well as in cities such as New York, Chicago, Los Angeles, Toulouse, Berlin, Dublin, Madrid, Barcelona, Tokyo, Osaka, Kyoto and Hiroshima.

Richard Bona will then perform, a musician who promotes his concept of universal music: generous and accessible to all. Born in the small town of Minta, Cameroon, Bona finds in his instruments the fluidity necessary to give way to his organic compositions. What makes this instrumentalist especially unique is that he draws inspiration from distinct places and styles including Africa, jazz and fusion.

The incomparable rhythms of the Yellowjackets will close out the 9th edition of the Riviera Maya Jazz Festival. In 1981 they launched their first studio recordings and since then they have been constantly active, recording more than 20 albums and touring many corners of the world. Today, they celebrate more than 30 years together as a fusion jazz group.

Aficionados of Jazz as well as lovers of music in general will be given the opportunity to experience these masters playing beneath the stars on the beautiful beach of Playa del Carmen, Playa Mamitas, with the waves of the Caribbean Sea providing the perfect acoustics as they break on the sand.

RIVIERA MAYA REAL ESTATE – MEGA RESORT DEVELOPMENT UPDATE

Monday, August 29th, 2011

Playa Del Carmen’s real estate market has taken a major jump with the developement of a Spanish group backed by Bankia Bank, former Bancaja. Now after 3 years in the market for luxury residential living, it is now a reality that used to be just plans and 3d pictures, for many skeptical investors that jumped in at an early stage they are being amazed at what this project has become so far and it still a work in progress that continues to impress them. Currently this developent is considered a destination in itself and offers everything that a dream commnity in the caribbean could have.

This mega-development will be divided into separate districts–which include the largest commercial shopping area in the region, high-end hotels, beach clubs, fashion districts, a PGA approved 18-hole golf course and luxurious residential zones–all facing the Caribbean Sea on the Riviera Maya. Mayan Riviera real estate will immerse itself in this world class development.
The community is a totally environmentally-friendly resort.  75% of the area in the project will be landscaped grounds, natural forests, lakes and ecologically protected zones.  The second largest coral reef in the world is located directly in front of this mega development in the Mayan Riviera.  The reef is the second largest living organism on the planet and one of the oldest as well.  The developers are dedicated to preserving this natural wonder so that the residents can enjoy it forever.

Now there are 3 phases in the project completed, THE FIRST PHASE are luxury condominums on the beach. The property features resort amenities like pools, tennis courts, paddle, fitness center, spa, concierge services among others. Interior finishes are outstanding with high end materials, wood work, kitchen appliances from BOSH and high tech options that make it a smart living experience using an Ipad or Blackberry app to control lights, curtains, music, etc. Located in one of the best and most exclusive beaches of the caribbean of Mexico just a mile and a half of famous 5th Ave. (Quinta Avenida) and downtown area, in fact 5th Ave. will eventually connect directly with this development with the inevitable growth of Playa Del Carmen. The opportunity of ownership here is like nowhere else in Mexico. Developers are offering up to 65% financing through their own bank with a rate of around 5% depeding on LIBOR (LIBOR + 4%) for up to 20 years MORE INFO ON PHASE 1 email us at info@selva-co.com or call 718 713 2764

THE SECOND PHASE are the Condo Residences on the Golf course branded by prestigous South African Golfer. Currently the condos are around 70% built and due to their agressive marketing, discounts and flexible terms not found anywhere in mexico, the project has now sold up to 80% of its inventory in just 12 months without the project being finish or without having a model suite. The reason for this success are the fact that these units have no competitor in the area and the value being offere outweiths their asking price. MORE INFO ON PHASE 2 email us at info@selva-co.com or call 718 713 2764

THE THIRD PHASE is our favorite. This is a combination of the first phase and second phase with all the experience adquired in the past based from feedback the developer has taken to design and built what the market is asking for. Residences on the golf course with resort amenities, 1, 2, 3 and 4 bedrooms with oustanding views of the golf course and partial views of the sea from higher units. The condos have the popular lock off options where you can turn a 2 or a 3 bedroom and separate them into independet units for privacy or to maximize rental returns. Amenities include access to all the facilities of the communiuty, beach clubs, gym, spa and the shopping malls. MORE INFO ON THIRD PHASE email us at info@selva-co.com or call 718 713 2764

Now parallel to these phases we have some of the most important amenities. THE BEACH CLUB currently a small restaurant and pool will be replaced for a bigger beach club with many restaurants of international cuisine, a SPA which will compete as one of the biggest in the Riviera Maya, beach beds, umbrellas, towells and everything you could need to enjoy the Caribbean lifestyle.

THE CLUB HOUSE is found on 13,250 m² of land located across from the practice area of the golf course anf the 9th and 18th hole greens. The project has vehicular access at the entrance, so occupants of the second phase residences may decide which area of the Club House they wish to drive through. It also has a special access, as well as different pedestrian walkways, wich facilite circulation inside the residencial complex.

Inside the Club house there are some amenities desgined to satisfy the owners: Fitness Center, Dressing Rooms, Swimming Pool, Spa, Jacuzzi, Sauna and Steambath, Snack-Bar, Fine Dining restaurant with Spectacular views of the Golf, Terrace for Events and Pro-Shop.

THE SHOPPING MALL will be one of the best amenities, owners will have a mall of international level with more than 100 commercial locals for shopping including major brands like designer clothing, international coffee shops, ice cream parlors, boutique stores for men and woman, Gourmet stores, Deli and Groceries, Cinema and entertaiment areas. This is a major value to the complex because owners wont have to ever leave the community where all these options will be walking distance from all home sites. The community will truly be an exclusive and unique community where no competitor can beat.

Riviera Maya Must Do’s – If you dare

Thursday, July 7th, 2011

In 1984, architect Miguel Quintana Pali purchased 12 acres in the Mayan Riviera, in the Mexican state of Quintana Roo where he was going to build his house. However, when he started to clean the land he discovered natural sinkholes known as cenotes and beautiful underground rivers. He then decided to create a park where everybody could access the natural wonders of the region. Along with Oscar, Marcos and Carlos Constandse, Miguel Quintana Pali brought to life Xcaret Park.

Xcaret was opened in December 1990 as an eco-archeological park where visitors from all over the world can enjoy the splendor of Mexico’s biodiversity and cultural heritage. Due to its great success the park has been preserved with an environmental management system.

Today the use of sun tan lotions is controlled by offering visitors over 250 samples of eco-friendly sun block lotion every day. More than 108 gallons of water are daily reused for irrigation throughout the park and each month Xcaret produces 160 tons of compost which is used to fertilize green areas and the plant nursery.

Xcaret is also dedicated to promote marine turtle conservation of two species that arrives every year to Quintana Roo’s coastline to nest: loggerhead and green sea turtle. To know more about their migratory routes turtles travel through their life cycle, Xcaret uses an auto grafting technique in some hatchlings so they can be identified when they return to nest.

During the months of May and November Xcaret carries out two grand events to strengthen the cultural identity of Quintana Roo’s communities: The Sacred Mayan Journey and The Death and Life Traditions Festival. For consecutive years, Xcaret has been named a Socially Responsible Company by the Mexican Center for Philanthropy.

“Xcaret is a corner in Mexico that touches the soul of thousands of people. This inspires us to work day by day with passion, pride and responsibility. The strategic priorities of the park will continue to be based upon issues related to our country’s natural resources, people and culture. And it will go on this way.” Arq. Miguel Quintana Pali (Social, Cultural and Environmental Balance, 2008).

Snorkel in Xcaret Park’s Underground Rivers

The underground rivers that run through this amazing theme park in Mexico are breathtaking natural wonders where you can swim and snorkel in Xcaret during your Riviera Maya vacation. Normally you need to be an expert diver to undergo these cave challenges, although at Xcaret ecological park you only need a life vest to experience this mysterious underwater world.

Xcaret’s underground rivers are part of a large cave system that forms deep under the surface of the Yucatan peninsula. Snorkel in caves and swim along unique rock formations and marine fossils at Xcaret Park Mexico. The underground rivers at Xcaret are 5 feet deep and they feature exits where you can stop and relax with the warm sun rays. This is one of the top things to do in Cancun during your family vacation in Riviera Maya.

Both Xcaret tickets and Xcaret tours include access to the underground rivers, and you will be provided with a life vest and the use of personal bags for the transportation of your belongings to the river exit. It’s important to know how to swim to enjoy Xcaret’s underground rivers.

Paradise River

Paradise River has become a favorite option for those who want to experience the underground rivers at Xcaret eco theme park without getting wet. The abundant flora and fauna of the Yucatan Peninsula will amaze you while you cruise down the river waters on one of our special rafts.

Xcaret Coral Reef Aquarium, be amazed under the sea

Explore the fascinating coral reef surrounded by a rainbow of tropical fish, hard and soft coral, anemones, sponges, star fish and crustaceans, among many other marine creatures that inhabit the Coral Reef Aquarium in Xcaret.

The Coral Reef Aquarium at Xcaret, the only one of its kind will transport you to the depths of the Caribbean Sea. It exhibits the biodiversity of the ocean’s underwater gardens, with different ecosystems thriving at distinct depths.

Very few aquariums in the world have been able to exhibit long-term healthy samples of these delicate and complex ecosystems. More than 500 corals have been planted successfully at Xcaret’s Coral Reef Aquarium on the artificial reef structures, thanks, in part, to the unfiltered sea water continuous pumping system that allows free flow of plankton directly into the exhibit tanks, along with sponge larvae, corals and mollusks that start natural colonization processes.

Interactive exhibits will allow you to touch some of these wonderful species that inhabit the coral reef in Riviera Maya. The marine exhibit at the Coral Reef Aquarium at Xcaret includes more than 5,000 living organisms including tropical fish such as surgeons, butterfly and angel fish, as well as sea horses, urchins, anemones, crabs, lobsters, nursery sharks and rays.

Archaelogical sites and Mayan culture in Xcaret

Xcaret which means in Maya language “little inlet”, used to be an ancient port that functioned as a very important trade route. Xcaret port city was initially called by the Mayan civilization as Ppole.

Xcaret rose to the height of its power in the late Post Classic Period (1400-1517 AD) of the Mayan culture. Archaeologists tell us that Xcaret was also a major ceremonial center, where Maya from all over the Yucatan peninsula would go to purify both body and soul in the baths located in the city’s sacred wells before sailing for Cozumel Island, a sanctuary for the Moon goddess, Ixchel.

Ppole was strategically situated in one of the main maritime routes of the Maya which extended from the Yucatan Peninsula coastline south Belize and Honduras, and featured temples and monumental structures which can be admired today at Xcaret’s archaeological sites. The inlet was a natural safe harbor for large canoes sailed by brave oarsmen who transported over 40 passengers and heavy loads. Xcaret was also a very important site where feathers, gold, jade, honey and cotton cloth were traded.

Ppole was also the first place where the Itzaes landed to invade the rest of the Mayan world, finally settling at Chichen Itza in 918 AD. Some of the ancient Mayan vestiges of Xcaret feature 500 residential structures and over 60 temples which are scattered throughout the surrounding jungle, which remain as living testimonies in stone of Ppole’s past glory. Learn more about Mayan culture at Xcaret’s archaeological sites.

Marine Turtles Area in Xcaret, a cycle of life

As contemporaries of dinosaurs, turtles have a long and exciting story to tell. A story that mostly takes place in Mexico where six out of seven marine turtles that exist in the world visit the Mexican coastline during nesting season and four of them visit Quintana Roo.

Unfortunately, human activity is linked to the drastic reduction in the population of marine turtles in Mexico and worldwide. Sea turtles have complex life cycles and they have come so far throughout history by evolving, that they have also become an extremely fragile species.

Xcaret carries out a Marine Turtle Conservation Program in Riviera Maya that includes rescue, rehabilitation, marking and release operations. Sea turtles in Xcaret that are protected under this program arrive from Xcacel beach, one of the most important nesting areas for green turtles (Chelonia mydas) and loggerheads (Caretta caretta).

Come and visit our unique exhibition of Sea Turtles at Xcaret that allows you to get close to these fabulous creatures of the sea and learn more about the major problem that is affecting sea turtle populations.

Xcaret promotes environmentally friendly practices that are making a difference in the world. Visit Xcaret’s Marine Turtles Area located just steps away from the Coral Reef Aquarium and join us in our efforts for sea turtle conservation in Riviera Maya, Mexico and worldwide.

Flamingos in Xcaret, conservation program

At Xcaret Park we have a special program to protect flamingos in Mexico (Phoenicopterus ruber) which is renowned for its extraordinary breeding success in the park’s facilities.

Flamingos in Mexico are very social birds that live in large communities, allowing them to take care of each other and protect themselves from the dangers of the environment.

Inside the reproduction area at Xcaret eco theme park, flamingos engage in loud mating rituals and build their nests within a natural environment provided for their comfort. Since the beginning of the breeding program we have had 72 births out of a population of approximately 118 adult flamingos.

Their gleaming pink bodies, long and curved beaks, small heads, long legs and pronounced necks make them one of the most interesting and amazing creatures in Xcaret Park Cancun. Come and enjoy the impressive ritualized flamingo displays of Caribbean flamingos in Xcaret.

Flamingos are migratory birds and a vulnerable species in Quintana Roo. Each year they travel long distances to make their nests and have their babies in one of the most important nesting zones of flamingos in Mexico located at Río Lagartos in the Yucatan peninsula.

Admire the bright color, amazing postures and the loud noises of the flamingos at Xcaret.
