RIVIERA MAYA REAL ESTATE UPDATE

Tuesday, December 14th, 2010

One of the most prestigious developers working on the future of Playa Del Carmen recently launched their first phase of beachfront condos north of downtown Playa.

After more than 2 years of construction, the deluxe beachfront condos are finally ready for investors and families to move in.

The property features resort amenities like pools, tennis courts, paddle, fitness center, spa, concierge services among others. Interior finishes are outstanding with high end materials, wood work, kitchen appliances from BOSH and high tech options that make it a smart living experience using an Ipad or Blackberry app to control lights, curtains, music, etc. Located in one of the best and most exclusive beaches of the caribbean of Mexico just a mile and a half of famous 5th Ave. (Quinta Avenida) and downtown area, in fact 5th Ave. will eventually connect directly with this development with the inevitable growth of Playa Del Carmen.

The residences offer 2, 3 and 4 bedrooms all facing the water with those near the ocean having the best views. The spanish group backed by Spanish bank Bancaja is glad to announce they have finally received the so called “Condo Regime” in Mexico, the condo regime or Articles of incorporation on a condo complex are crutial for owners to take full title. Many developers in mexico who lack proper funding, planing or political networks often fail to obtain the condo regime leaving many owners hanging with their investments. This developer has finally obtained title which also speeds up the process of those who want to finance.

The opportunity of ownership here is like nowhere else in Mexico. Developers are offering up to 65% financing through their own bank with a rate of around 5% depeding on LIBOR (LIBOR + 4%)

Outside of this beachfront complex you have a Master Plan community with up to 600 acres of land as part of your gated community with a championship 18 hole Golf Course. Club house, Shopping Mall, Beach Clubs are among the additional amenities you obtain when you live and own in this piece of paradise.

Their second phase, condos on the golf course has also been a success, currently still 14 months away from completion has become the most succesfull selling project in Riviera Maya for the past year with up to 60% of the project sold thanks to the discounts and flexible terms the developer can offer. On top of all of that, they also offer the same financing terms as the beachfront condos. In simple words, you can get involved with around 100k intial investment which can be spread in up to a year and finance the balance of up to 20 years with their “in-house” financing. Some of the condos we have personally sold have monthly payments of around $1,600 USD which when you compare with a long term rental of a similar condo in the area, you can pretty much put the downpayment and rent the condo long term to have it paid for itself. Another option is to rent it on a weekly basis where projections based on current market conditions show very attractive numbers.

There are also very attractive options with guaranteed rentals on selected units, furniture packages, management and vacation rental programs for you to choose from.

If owning a piece of paradise is your dream then why not take a closer look at this opportunity who is expected to be one of the most exclusive neighborhoods in Playa Del Carmen and Riviera Maya and with reason, just take a look at the photos and judge for yourself.

The word hassle-free ownership is easily used by many developers in the area but only a few really have the ingredients that make it free of hassles. This property truly offers a hassle free opportunity for investors wether Mexicans or foreigners.

1st Annual Mexican Wine Festival in the Riviera Maya – Xcaret

Just when you thought that the Riviera Maya is only about beach, sun and fun then this great event comes along. Last month, the eco-park Xcaret hosted a wine tasting event in anticipation of the 1st Annual Mexican Wine Festival to be held next March 9-12, 2011.  The event was a huge success as hundreds of people turned out to sample over twenty different Mexican wines including: Casa Madero, Monte Xanic, and Cavas Domecq.

Afterwards 50 musicians treated guests to a special concert celebrating the Mexican Bicentennial from the Yucatan Youth Symphony Orchestra. The concert took place in one of the special underground theaters of Xcaret located in a natural cenote. It was a wonderful evening and it’s refreshing to see the many different cultural options available in the Riviera Maya, to both tourists and locals.

This is one event to put on the calendar for 2011 and I’m sure it will be a success.  We’ll be there reporting and sampling the fine Mexican vinos. Hey! Someone is got to do it.

RIVIERA MAYA GOURMET – TASTE OF PLAYA

Thursday, November 25th, 2010

November 26, 2010 – Playa del Carmen, Mexico – On Sunday, November 21, 2010, 43 of the Riviera Maya’s most talented chefs, restaurateurs, beverage purveyors and specialty food merchants gathered in the Parque Fundadores, just steps from the beaches of Playa del Carmen, to present their signature dishes and culinary creations to over 7000 local residents and visitors to the popular Mexican Caribbean city.

“The event far exceeded our expectations this year!” reported event Chairperson Nicola Inwood. “The small businesses who made up the participants in both the restaurant and marketplace areas truly reflected the international influences that make up the modern Riviera Maya.” The local restaurants, bars and food retailers represented this year offered truly world class dishes for food lovers from across the globe who came to enjoy the Caribbean sun and experience the best of traditional Mexican and international cuisine.

The Travel Channel’s Mark DeCarlo was the celebrity host of this culinary festival and worked through the crowd talking with guests, meeting the participants and sponsors and signing copies of his new book, “A Fork on the Road, 400 Cities One Stomach”. A popular new attraction for the Taste of Playa 2010 event was the cooking demonstration area. Throughout the day, Mr. DeCarlo hosted a series of informative and humorous demonstrations of regional dishes with Chefs from the region. These presentations attracted quite a crowd and added a new level of fun to an already exciting day.

The members of the Volunteer Executive Committee are pleased to be able to make a significant charitable contribution to the Rotary Club of Playa del Carmen, the beneficiary of this year’s event proceeds and are already making plans for 2011. Following the overwhelming success of this year’s event, Corporate Sponsors have been eager to commit their support and restaurants that were unable to secure a spot for this year have started to sign on early for Taste of Playa 2011.

Taste of Playa is a community-focused culinary event that celebrates the creativity and diverse cultural influences of chefs throughout the Riviera Maya. Taste of Playa 2010 will take place on November 21, 2010, in Playa del Carmen’s Parque Fundadores. The event is open to the public, with tickets and all-inclusive VIP passes available for sale on the official event website http://www.tasteofplaya.com/. Proceeds from the event will go to a food education program initiated by the Rotary Club in Playa del Carmen that will directly benefit the children and families of the Riviera Maya. Photos from the event are available.

Dining at Yaxche will be a quest into the Mayan World where you will find the flavors of the region in a unique environment that combines both ancient and cosmopolitan elements.

The owners inherited a strong affinity for the Mayan from their ancestors. They dreamed of introducing people to the Mayan through their cuisine. Yaxche Maya cuisine Restaurant is the fulfillment of that dream.

The restaurant

The main dining room in the lower deck has air conditioning and broad windowpanes that allow the sunlight in. It is decorated with Mayan paintings, mixing the ancient with the most modern displays. In the upper deck the dining area is at a terrace, with wooden floors and a sophisticated atmosphere. The whole deck faces the luxurious 5th avenue. You can come for lunch of dinner, or have a typical drink at the bar such as “Mayarita”.

Events

The restaurant is available for special events like rehearsal dinners, weddings, conferences and private parties. We can also plan surprises for birthdays, engagements, anniversaries or other special occasions.

How it all begun

Inspiration: The grandfather: Don Andrés Hernandez.

Don Andres Hernandez took all these photos. He lived in Merida, the cultural center of the Yucatan. When he moved to Merida from Cuba, the local Mayan fascinated him.

Throughout the 1930’s to the early 80’s he traveled the Yucatan peninsula talking to the Mayan and learning their language and history. Along the way, he visited ruins of Mayan religious and governmental centers.

Some of these had only recently been discovered by archeologists, and were not often seen by anyone other than ranging Mayan hunters.

Don Andres, known as ‘The Cuban’ to friends and travelers, passed on his interest and respect for the Mayan culture to his grandson, Ramon Lizaola. It was him who began to dream about bringing a bit of Mayan culture to the outside world through a restaurant serving Maya cuisine.

Yaxche Maya Cuisine Restaurant is dedicated to memory of Don Andres. Rest in Peace. IN LAK ECH – Abuelo (I’m another you).
